The Government has been introducing HIPs and EPCs in stages since the summer of 2007 in the face of strong opposition. Love them or loathe them, they are a fact of life and here to stay.
Gardner Austin LLP is perfectly placed to prepare HIPs and organise your EPC's so as to seamlessly link the same in with the sale or letting process, whatever the nature of the property. Our long experience in property development, investment and management ensures the action and arrangement you need.
EPCs
EPC's rate the energy efficiency of your property; they are carried out by authorised inspectors and are required;
- For all new dwellings on construction and sale
- For all existing dwellings on sale (as part of the HIPs pack)
- For all commercial buildings whose floor area exceeds 2,500 square metres, on construction, sale or letting
And from 1st October
- For letting of all dwellings
- For all other buildings on construction, sale or letting
All public buildings that are larger than 1000 square metres will also be obliged to display their EPC.
It is vitally important that in order not to prejudice the chances of a successful transaction that an EPC is in place and that where required, a HIP can be produced both swiftly and accurately.
HIPs
It is now illegal to put your home on the market without first commissioning a HIP. It used to be the case that you would usually contact us after you had put your home on the market, now however it is important that you do so at the earliest opportunity before actually marketing your home. The packs have to contain a large amount of complex legal information, including title information and a copy of the lease (for a leasehold property).
We also have the ability to tailor your HIP package to suit the circumstances and offer a variety of HIPs from bespoke (prepared individually to suit your timescale and requirements rather than the standard online service) to the Law Society's HIP (in itself also a premium pack) in all cases backed by the service you expect from our team here at Gardner Austin LLP.
